Whatever you're looking for, this is what I will do for you: 1. Understand your goals. Finding the right home begins with me truly understanding what you are looking for in your new home. If I show you a property that doesn't strictly meet the criteria you shared with me, I will explain why I think you should see it. 2. Help you get your loan. I will recommend a couple of top-notch mortgage brokers to you, so that you will quickly know what home price you can afford and get you pre-approved. 3. Do property searches beyond the RMLS. I will work whole-heartedly to identify all the homes that meet your criteria, beyond just the RMLS, including contacting FSBOs, homeowners in your target neighborhoods whose homes are not on the market, and other agents with pocket listings. Before we ever step into a house, I will already have done a lot of research and footwork. I'll have made sure I am showing you all the homes and only the homes that meet your criteria for price range, bedrooms, bathrooms, neighborhood, etc. 4. Give you your own team of professionals. All of the great real estate related professionals I work with will be at your disposal: mortgage brokers, escrow and title professionals, home services professionals (tradespeople, landscapers, home efficiency auditors, etc.). 5. Help you compare and evaluate homes. I will give you objective advice about the pros and cons of each home based on your needs and wants. As a skilled home renovator, I have a practiced eye for sizing up the potential of homes. We’ll talk about its expected durability and maintenance, energy efficiency, irrigation requirements, and so forth. I’ll also provide good, solid advice about a fair asking price for a home you are considering, as well as insight into the seller’s goals, to help you formulate a win-win offer. 6. Help you formulate and then negotiate your offer. I will help you formulate a good, solid offer that meets your goals, including price, terms and inclusions, and contingencies. I will present the personally to the seller, negotiate on your behalf to position it favorably; help the seller see it as a fair and serious offer; anticipate and ease objections and concerns and, if at possible, walk away with an accepted offer. 8. Manage the transaction to a successful closing. I will advise and guide you through the many details that arise throughout the course of buying a home: home inspections, the appraisal, coordination of agreed-upon repairs, escrow, closing costs, closing processes, removal of contingencies, etc. 9.
